In this loan, we had a borrower that had purchased a large retail box within a large mall. The borrower secured tenants with leases and needed money to refinance the existing debt, complete the landlord and tenant improvements, interest reserves, CAM and property tax reserves, leasing broker commissions, closing costs and for future tenant improvements for the remaining unleased space. This deal was complicated on many levels from location, underwriting income and leverage to exit strategy for the loan. With this loan, we financed the entire transaction and put the borrower in a position to stabilize the property quickly and exit with either a refinance or a sale. Closed under 25 days!
