In this scenario, we had a borrower that owned many properties and entities that had a Hard Money balloon that was due. Borrower had tried with other lenders and was unable to qualify. In addition, there was work going on at the property, which made the deal even more complex. We were able to work through the entities, structure the income, address the property and its condition and pay off the hard money loan avoiding a possible default and cash out the borrower almost $500,000.
